Viet Nam Securities Depository and Clearing Corporation (VSDC) - Hochiminh Branch would like to announce the record date of corporate action processing for the Securities registering institution as follows:

Bondholders are required to carry out procedures to exercise the right to convert convertible bonds into shares or receive bond principal upon the conversion in case the bonds are not converted:
- Conversion rate:  1: 5.9345 (each bond is converted into 5.9345 shares). Investors can register to convert a portion or all their bonds.
+ The following conditions:
• The total number of shares received by a bondholder upon bond conversion on the conversion date will be rounded down to the whole number;
• Any fractional shares resulting from the conversion shall be cancelled and not issued, and the Securities Registration institution shall not be required to make any payment for such fractional shares.
+ Bond principal receipt rate: 100,000 VND/Bond (100,000 VND/bond).
 - For example: Conversion rate:  1: 5.9345 (each bond is converted into 5.9345 shares). Investor A owns 5 bonds. 
+ In case investor A registers to convert part of the number of bonds under ownership:
• For example, the investor registers to convert 2 bonds out of the total number of 5 convertible bonds under ownership, then when converting 2 bonds, investor A receives: 2 x 5.9345 = 11.869 SBT shares. Based on rounding rules, Investor A receives 11 SBT shares. The fractional portion of 0.869 shares is cancelled (not issued) and is not settled in cash
• For the remaining 3 bonds, Investor A is required to register to receive the bond principal at a rate of 100,000 VND/bond. Accordingly, the amount Investor A receives is 3 x 100,000 = 300,000 VND.
+ In case investor A registers to convert the entire number of bonds owned:
For example, the investor registers to convert all 5 convertible bonds under ownership, after converting 5 bonds, investor A receives 5 x 5.9345 = 29.6725 SBT shares. Thus, based on rounding rules, Investor A receives 29 SBT shares. The fractional portion of 0.6725 shares is cancelled (not issued) and is not settled in cash.
+ In case Investor A registers to receive the principal of the entire number of bonds under ownership: the investor registers to receive the principal of all 5 convertible bonds that the investor owns. After registering to receive the money, the amount Investor A receives is (5 x 100,000) = 500,000 VND.
- Registration period for conversion or receipt of bond principal: From 24/8/2026 to 28/8/2026.
- Conversion date: 14/9/2026 (as the maturity date of September 12, 2026, is not a business day).
- Payment date of bond principal: 14/9/2026 (as the maturity date of September 12, 2026, is not a business day).
- Temporary suspension of  lodging convertible bonds: from 19/8/2026 to 14/9/2026
-     Cases where bond conversion is not permitted: At the time of conversion, the following cases shall not involve the conversion of bonds into shares:
+ Bonds that are currently pledged as collateral shall not be converted.
+ Bonds held by a bondholder who fails to complete the required procedures or provide the necessary information to the securities registration organization for the conversion, in accordance with applicable laws, shall not be converted.
- After the record date, bondholders will not be able to close their accounts.
- Execution venue:
+ Bondholders whose securities have been deposited will make procedures for bond conversion or receipt of bond principal at the depository member where they opened depository account.
+ Bondholders whose securities have not been deposited will have to 
present their citizen identity cards and Bond Ownership Certificates to complete bond conversion procedures at the Representative Office of Thanh Thanh Cong - Bien Hoa Joint Stock Company (Address: No. 63 Cao Thang, Ban Co Ward, Ho Chi Minh City) from August 24, 2026, to the end of August 28, 2026, and receive the bond principal starting from September 14, 2026.
Coordination details and procedures for corporate action processing for holders of the above securities between VSDC, the Securities registering institution and depository members are specified in the Guideline on corporate action processing for securities holders at VSDC.
Thanh Thanh Cong - Bien Hoa Joint Stock Company and the parties involved in the process of preparing the dossier, documents of corporate action processing are fully responsible before the law for the legality, accuracy, truthfulness and completeness of the dossier; Institutions and individuals participating in the confirmation of records and documents shall be legally responsible within the scope related to such records and documents as prescribed in Clause 1, Article 11a of the Securities Law No. 54/2019/QH14 dated 26/11/2019, supplemented by Clause 4, Article 1 of Law No. 56/2024/QH15 dated 29/11/2024.
